Farmside at Brightwood: 21 homes + 2 ADU rentals on 3.53 acres in Durham, NC, built around a working micro farm and shared commons. Every home is fee simple, owned outright by the family that lives in it. the farm is shared and stewarded by the residents and held in Trust by Land And Legacy Group.
Ownership and affordability
Every home at Farmside is affordable. Base prices sit at or below the City of Durham's affordable ceiling of $380,000, and permanent affordability is protected by a resale covenant recorded on the homes, so they stay within reach for the next family and the one after that.
We are partnering with the City of Durham on buyer-side support. Qualified first-time homebuyers can access up to $80,000 in forgivable down payment assistance. On a home priced at $369,000, that brings the amount a buyer finances down to $289,000, putting ownership within reach of families who have been priced out of it.
This is not the standard HOA. Farmside runs on a Homestead for All: neighbors who share stewardship of the farm and the commons, funded by a modest monthly contribution, without the runaway fees.
